Simms Inventories understands the importance of a well prepared inventory and check-in/out reports in protecting both the Landlord and Tenants alike.

Our unbiased and professional approach in capturing a complete record of the fixtures, fittings and décor of the property using advanced computer technology ensures our customers’ satisfaction and repeat business.

The reports consist of three bound copies of each inventory for the agent, landlord and tenants, or alternatively they can be sent as PDF to an email account.

All inventories are prepared to the same high standards regardless of size or level of furnishing.

Inventory professional documented report detailing the condition at the outset of the tenancy. This report has been documented on the understanding that all items are without damage, dilapidations or faults except where declared. The inventory includes descriptions on floors, ceilings, skirting boards, walls, doors, windows, sockets, light switches, appliances, furnishings, gardens and meter readings.

Check-in is when the inventory clerk meets the prospective tenants at the property. Then inventory clerk and tenant go round the property with the inventory and noting any amendments or concerns if required. Up to date meter readings are also taken with the tenant present. Once an agreement is made the inventory clerk then gets the tenant to initial each page of the inventory and on the declaration page sign and print their name and dated on the master inventory to say that they agree with the information presented at the time of the check in.

Check-out is a report that is unbiased where tenants can be present at the checkout to witness and sign for the report to say that they agree with what has been documented. Which would then give the Landlord re assurance that there would be no dispute.

Image Mid Term is an interim check to ensure that Landlords and managing agents are made aware immediately of any potential problems. The clerk inspects the property with the tenant present to see how the tenant is looking after the property, taking in to consideration ware & tear, neglect, cleanliness, maintenance problems any outstanding issues the tenant may have or improvements they have done. If an inventory has been done prior to this tenancy a copy can be taken to see if any changes/alterations have been made without the knowledge/consent of the Landlord. The information is then put in a report for the Landlord.
